Seventy-four hectares on the western edge of the Hunter, farmed by the Tolson family since December 2012 and hosting guests since 2014. Three places to stay sit on the property, set back from the road, with Yellow Rock on the horizon. No concierge. A verandah, a firepit, and time.
The sun goes down behind the green hill to the west, the dairy farm next door. Time it right and you’ll see the cows heading in for milking. A glass of something local, no one asking anything of you.
We leave you wood, kindling and a box of matches. The night is for the firepit, slow eating, and the small absurd theatre of the cows working out where to sleep.
A coffee on the step, nothing planned, no checklist for breakfast. Some mornings a hot air balloon drifts over without announcing itself. In winter they often land on the farm. The paddocks, the quiet, the light coming up slow.
The Cottage if you’re bringing friends or kids. The Bell Tent for two, under canvas, beside the brook. The Caravan for two, with a bath under the sky. Or see all three side by side.
Two bedrooms, both king. A private ensuite to each. A slow combustion wood fire. A kitchen built for actually cooking. The verandah does most of the work in the afternoon; the firepit takes over after dark.
Four people, comfortably. Two couples, a small family, or a friend group who would like to cook properly and not see anyone they don't want to.
A queen bed, real linen, a heater for the cold nights and an air conditioner for the summer ones. Beside the tent, a pod with a proper bathroom, kitchen, breakfast bar and a day bed. A record player. Outside, the paddocks; above, the stars.
Two people. Made for a couple who like the idea of camping without the bit where you actually camp.
A restored retro van in its own corner of the farm, with a double bed, electric blankets and air conditioning. A few steps away, the pavilion holds the kitchen, a bathroom, two lounge chairs and a dining table. Outside, a two-person bath under the sky, filled and heated before you arrive.
Two people, adults only. The most playful stay on the property.
Book direct and you deal with us, not a platform: no booking fees on top, and the family who runs the place on the other end of the phone if anything comes up. Stays are two nights minimum; most guests do two or three, and Cottage stays often stretch to four.

The village of Broke sits on the western edge of the Hunter, fifteen minutes from Pokolbin but a long way from its bus tours. Small cellar doors with people who pour their own wine. A village store with petrol and groceries, and Magoony’s for coffee. And two national parks close by, Yengo and Wollemi, with bushwalks worth losing a morning to.

Max and Bernadette grew up in Broke. They moved interstate for years, then came back at the end of 2012 and bought a run-down 74-hectare property on Broke Road. Their adult kids, Laura and Alex, have been involved from the start. Laura runs the brand and the marketing. Alex looks after the tech and has built much of what's on the property — the amenities pod at the Bell Tent and the Caravan's deck and kitchen are both his work. Max runs the cattle, Bernadette the hospitality.
